Pets and Rental Properties

Pet lovers might find it difficult to get rental properties because many owners do not want their assets to be damaged or made dirty by pets. But there are some owners who agree to let in tenants with pets only when they fulfill some of the criteria that are set for pet behavior. The onus of preserving the neatness of the asset lies with the tenant who owns a pet. The tenant should be watchful of the behavior of his pet and take responsibility of any damages that the pet does to the asset.

The owners of the assets that allow tenants with pets to occupy the accommodations that they provide on hire usually draft out a written agreement mentioning the rules and regulations that the pet and the owner of the pet have to follow when in occupancy of the asset. The tenants who intend to occupy such rental properties sign the written contract and abide by it before moving into the accommodation. Many times some responsible tenants initiate the process of making a written agreement regarding the behavior of the pet. Owners prefer to let out their hired accommodations to such responsible tenants because they can be assured that their asset is not going to be subjected to any kind of ill treatment by its occupants. Generally many owners hesitate to hire out their assets to tenants who are unwilling to sign any written agreement regarding their pets.

The written agreement for the rental properties that allow tenants with pets consists of prescribed rules regarding the pet behavior and its maintenance. The owners expect the tenants to keep their pets disease free and they make it mandatory for the pet owners to vaccinate their pets. They expect the pets to be trained on toilet habits and make it a rule that the tenant can move into the accommodation only after he is successful in imparting complete toilet etiquette to his pet.

The agreement also necessitates the owners of the pets to take up pet maintenance activities on a regular basis. They are expected to keep their pets free of ticks and flea which can cause diseases in the animal as well as the people in its vicinity. Cutting the nails, bathing the pet once a week or so and trimming its fur are some of the routine activities that owners expect the tenants of the rental properties to promise them. The owners are expected to teach their pets obedience. Owners usually do not like to keep aggressive and hostile animals in their premises because these can be a threat to visitors.

Many owners ask their tenants to get licenses for their pets before letting them into an accommodation on hire because this ensures that the pets that are allowed into their assets are physically and mentally healthy. Mentally unhealthy pets can be very dangerous especially when it comes to keeping them in premises that have children. Some owners of rental properties ask their tenants to impair the reproductive mechanisms of their pets so that they do not mate around and produce offspring that might litter the entire premises. On the whole, an animal lover has to guarantee no damage to the accommodation that he moves into on account of his pet and he has to work very hard towards that end.
